475 Apartments Proposed in Wauwatosa Near Village Medical Center
Joseph Property Development and General Capital Group have begun the public review process for a 475 apartment development in Wauwatosa at 1300 Glenview Place.
The project would spread 475 apartment units across six buildings, with the building being constructed over time as the apartments are leased.
If the project is well received by city officials, construction could begin as soon as Fall 2021. On Jan. 20 developers had a pre-submittal meeting with city officials, though no formal application seeking a planned unit development has been filed yet.
The site of the project is currently home to the longtime headquarters of Western Building Products, which will move into a new facility in Milwaukee. Western Building Products broke ground on its new headquarters in Milwaukee in November 2019.
The property drew significant interest among apartment developers as soon as it went on the market. The reason this property is sought after for apartment development is its great location between the Milwaukee Regional Medical Center with its high concentration of jobs and potential renters, and Wauwatosa’s popular village area with many restaurants and attractions.
Western Building Products lot is one of the few in the city zoning for high-density housing development. This could be crucial as Wauwatosa is a hotspot for new development but has experienced some public opposition to some large-scale developments located near single-family homes.
The proposed development is covered by a TIF district, which could help pay for infrastructure improvements on Harwood Avenue, which links the medical center to nearby neighborhoods.
The TIF district lets the city of Wauwatosa pay for private or public capital projects using property taxes generated from the apartment development.
